As I mentioned to you previously, our rehab team does quality work—and they are fast. Mike is hands-on, and he has been a builder for over 35 years. When he and his guys get finished with this house- it will look terrific. (Our target market is and has been those families previously in homes that had become a stretch for them….good people, only slightly bruised- credit. We check. We are careful. People doing the step-down from homes one step above…. coming from interest-only, balloon mortgage, short-sales (the upside-down market in Florida is overwhelming...). We want people who are credit-worthy in every-other sense of the word.) --- The realtor most familiar with this neighborhood thinks we should put this home on the open market at a higher price and wait for a cash buyer. The problem is, that it will take a little longer- the paper won’t be privately owned and can’t be flipped at a discount, etc., (and thus can’t be turned as quickly, allowing us to move onto the next house and make everybody more money). The upside is that the house can probably be sold for quite a bit more. (Refer to the comps that I sent u—the 2,074 SF house on the water/lake nearby just sold for $272,500). But we already have buyers in place. I’m just giving you perspective. Our house is showing just under 2000 SF—Mike thinks the measurements are wrong and that it is much higher….we will take accurate measurements when the time comes to re-price it. What once was the original outside patio was closed- in and became conditioned space, and the tax rolls failed to include this approximate 300 SQ increase in the total SQ of this home. The realtor could make notation of this increased total square footage at the bottom of the listing, thus making the home more valuable, while not increasing the county tax bill.
